To elaborate on the Rental Assistance/ Cash Back:
1. We secure a negotiated discount with the developer, which we then pass on to our investors. Being focused on investors, this secures the property and the cash flow is more easily managed in this manner. This also gives our clients some peace of mind that there is at least some income immediately on registration, and this prevents the massive shortfall, which one can have between bond repayment and rental income. In this way, there is scope to go and live there for some, put tenants in for others, and allow for children/students to move in if so chosen. It basically gives one options without being under cash flow constraints. The worst investment is one you have to sell, and this lightens the load of this burden if the market swings, or tenants are scarce on completion. It also minimizes the amount of speculation we find, which protects all those in the development for the longer haul.
